Don’t Forget to Schedule Your Seasonal HVAC Maintenance this Spring

Don't Forget to Schedule Your Seasonal HVAC Maintenance this SpringPerforming seasonal HVAC maintenance is vital, as it helps keep your system running efficiently, prevents small problems from becoming large problems and can prevent service calls. And because you don’t discover a major problem until you need the unit, it’s usually during the hottest time of the year that the unit breaks down.  Therefore, you’ll want to schedule your seasonal HVAC maintenance appointment before the hot weather kicks in.

Items that need attention:

  • Air filters: This is an ongoing process. You should check (and replace, if necessary) the air filters monthly or as noted by the manufacturer on higher efficiency filters.  This is especially important during the peak air conditioning season. Dirty filters make the system less efficient and more prone to service issues.
  • Thermostat settings: Check all the thermostats in all of the zones to ensure proper function.
  • Electrical connections: Tighten all connections and measure voltage and current.
  • Moving parts: Lubricate all moving parts.
  • Condensate drain: Confirm there is no blockage and that all moisture is properly expelled from the system.
  • System controls: All of the controls on the unit itself should be checked to ensure proper functioning.
  • Coils (both evaporator and condenser air conditioning): These coils should be kept clean to help make sure the unit is working at peak efficiency.
  • Refrigerant level: Should be maintained at the level that the manufacturer recommends. Too little (or too much) can cause strain on the system.
  • Blower components: Cleaned and adjusted on an annual basis.

All of these are ways that can save you money in three different areas: energy costs, replacing the unit sooner than you normally would need to, and in repairs.
