Though, at the first hint of trouble, the reality of costly A/C repairs suddenly comes to light. So, help take care of the systems that take care of your comfort with this HVAC maintenance timeline and system replacement guide.

Cooling System

Your A/C or heat pump leverage the natural properties of refrigerant to remove heat from your home. This requires a lot of parts and components working together fluidly. Free airflow, good compression, and clean electrical connections are key.

  • Maintenance: Schedule preventive maintenance for your A/C or heat pump in mid spring. If you wait too long, you may be waiting in line for an available HVAC company.
  • Replacement: Central A/C systems last 15 years on average. Your heat pump may last only 10 if you use it for home heating, too.

Heating System

Gas furnaces need special and expert attention due to safety factors. Combustion parts are tested and cleaned, and the heat exchanger is checked for hairline cracks and corrosion. Make sure your contractor sends an experienced NATE-certified technician to service your HVAC system.

  • Maintenance: Preventive maintenance for your heat pump or furnace should be scheduled in late fall.
  • Replacement: Furnaces are known to last 20 years or more, if they are taken good care of. Your heat pump should last 10 years.

Water Heater

Hot water is an essential service. However, it’s very easy to overlook water heater maintenance. Keep in mind that your water heater is basically always on — heating and re-heating water to flow at a moment’s notice. Ensuring clean, safe, and efficient hot water 24/7 takes a well-maintained system.

  • Maintenance: Schedule annual professional maintenance for your water heater during the spring or fall.
  • Replacement: The typical water heater lasts 10 years. If your household uses a lot of hot water, consider installing a high-efficiency water heater or a tankless system when it’s time to replace your water heater.
