An energy audit, sometimes called an energy evaluation, is a procedure that allows a professional inspector to evaluate your home and pinpoint areas of energy loss and inefficiency. When you know where your home is leaking energy, you’ll know where to apply additional insulation, caulking, weatherstripping, or other energy-saving material. At the same time, you’ll find out where your home is already well sealed, which will prevent you from spending money on efficiency measures where they’re not needed.
The auditor will evaluate the thermal and structural characteristics of your home to determine where energy loss is greatest.
- Surface temperatures of ceilings, roofs, and internal and external walls show where heat is leaving your home in the winter or entering it in the summer. Surface thermometers show where these areas are hotter or colder than expected. Surface temperature readings help locate areas where insulation could be added to improve energy efficiency. Thermographic scans use infrared cameras and video to identify areas of heat loss in your home’s structure.
- Efficiency of HVAC equipment is tested with meters that show the likelihood of energy loss within the system. These meters can identify signs of problems such as leaky ductwork, poorly maintained equipment, HVAC component malfunction, or other mechanical issues that affect furnace or air conditioner performance.
- Air and energy leaks in your home’s framework, attic, basement or ceiling can be major sources of energy inefficiency. A blower door test, or infiltrometer test, can find the holes, cracks, gaps and other openings that are responsible for energy loss. The test involves putting a powerful fan in an outdoor-facing door. When the fan is turned on, it pulls air out of your home and lowers the pressure indoors. Openings in your home’s structure can then be identified and sealed to prevent more costly energy loss.
